A Report You Can Actually Use

Plenty of inspection reports list observations and leave you no better off. Ours tells you three things about every issue: what it is, what it costs to fix, and whether it needs doing now or can wait.

That is what makes it useful — whether you are negotiating a purchase price, planning a landlord budget, or just working out what to do first with a limited amount of money.

✓Written report with photos
✓Every item priced and prioritised
✓Plain English, not a list of clause numbers
✓No obligation to have us do the work

What We Actually Check

Beyond flicking switches and looking at the board.

1

The Switchboard, Properly

Age, protection, spare capacity and condition. In Darwin that often means finding a sixty-year-old board with ceramic fuses and no RCD protection anywhere.

2

Testing, Not Just Looking

Earthing, RCD operation and insulation resistance tested rather than assumed. Plenty of things look fine and are not.

3

What Has Been Added Over the Years

Sheds, sleepouts, pergolas and additions wired in by whoever was handy at the time. This is usually where the problems are.

Who Books an Inspection

Different reasons, same thoroughness.

Buying a property

A building inspection does not cover the electrical installation in any depth. This does.

  • Before settlement
  • Costed list for negotiation
  • Priorities for after you move in
  • Especially worth it on older homes

Landlords and agents

Knowing the condition of a rental protects you and your tenants.

  • Condition report for your records
  • Smoke alarms checked at the same time
  • Portfolios scheduled together
  • Budget planning across properties

Homeowners

Usually because something has started playing up, or the house has never been checked.

  • Older home, unknown history
  • Recurring faults
  • Before a renovation
  • Just want to know where you stand

Before major work

Knowing the baseline before adding solar, air conditioning or an extension.

  • Switchboard capacity assessed
  • Existing circuits evaluated
  • What needs upgrading first
  • Avoids surprises mid-project

Most Reports End at the Switchboard

In older Darwin homes the single biggest item is nearly always the board — ceramic fuses, no RCD protection, nothing spare. If that is what we find we will show you and quote it separately, so you can weigh it against everything else rather than having it bundled in.

Frequently asked questions.

What people ask about safety inspections.

What does an electrical safety inspection cover?

The switchboard and its protection, circuit condition, earthing, RCD operation, smoke alarms, and anything that has been added over the years — sheds, sleepouts, pergolas. We test rather than just look, because plenty of things look fine and are not.

Is this the same as a building inspection?

No. A building inspector will note obvious electrical issues but does not test the installation. If you are buying an older Darwin home, an electrical inspection is worth doing separately.

Do I get a written report?

Yes, with photos, and every item priced and prioritised as urgent, soon or optional. That is what makes it useful for negotiating or budgeting.

Do I have to use you for the repairs?

No. The report is yours. Plenty of people use it to negotiate a purchase price or to plan work over a couple of years. We would like the work, but the report stands on its own.

How long does it take?

Usually a couple of hours for an average home, longer for larger or older properties with a lot of additions. The report comes through afterwards.

Can you inspect multiple rental properties?

Yes. We schedule portfolios together, coordinate tenant access and report on the lot, which works out considerably cheaper per property than booking them individually.
